DESIGN ELEMENTS OF THE PRECIPICE HOUSE SERIES

general

  •  SIP’S Construction: better insulation, strong, and light. We’ve chosen to use Structural Insulated Panels on our modules because we believe it’s the most sustainable approach.

  • Pods (Additional bedroom modules): Can possibly be added later. Also can be added to traditional homes as mother-in-law’s quarters, etc.

  • Porch & Indoor Outdoor Connection: Visual and circulation connection between the house and the porch.

  • Single Story Height: to be delivered on a trailer.

  • Solar Orientation: Face the long side with the most windows southward whenever possible.

  • Corner windows: allow for versatility in configuring multiple modules (since doors can be substituted in for windows) as well as letting in lots of light.

roof options

  • Roof options & Lofts: having multiple roof options for each floor plan means that the vertical space of each option operates a little differently. Some of the roof options work well for having a loft in a particular area while others do not. Most of them, however, do allow for a small storage space above the restroom. The drawings on the Design My Home page (where you pick various options to see each product) hopefully give a good idea of spacial conditions on each roof type.

  • “Shed, Roof Long” vs “Shed Roof, Short: the is the direction they drain. The long version drains down to the end in the long direction, and the short version drains in the short direction to the side of the house.

  • Roof Deck Options: modules with flat roofs, including Pods, have the benefit of adding roof hatches for access or adding external ladders & stairs. We like the Conklin System over TPO because of it’s durability with shoes and furniture.

layout options

  • A vs B Layout: The basic difference is the location of the restroom. Layout A puts it in the middle, forming a separate room, while Layout B locates it on the end so the rest of the space is one bigger room. Layout A is a great option for a stand-alone house, but if you are adding a pod or enjoy climbing up to a loft for sleeping, Layout B is a great way to maximize the common space of your home. Layout B especially works well if the house is to be a common meeting space for several pods or out buildings like rustic cabins.

kitchen design

  • Island Oriented Kitchen Layout: Kitchen, dining, and living room spaces are connected to help the small spaces feel bigger and also foster the social functions of the house.

  • Kitchen / Porch Window Connection: Optional bar space on the porch that attaches at the kitchen window.
